Homeowners first · then realtors, designers, installers

How it helps each of you

The same free planner serves four jobs. A homeowner wants to know what might fit. A realtor wants to show a yard’s possibilities. A designer wants a first cut of the lot. An installer wants fewer wasted site visits. Nobody gets a survey, a title, or a permit from this page — they get a picture they can talk about.

Homeowners

You should not need a GIS login or a contractor on speed-dial to ask whether a pool, deck, parking pad, laneway home or ADU might physically fit on your lot.

Homeowners are who this site is for first. Searches, saved reports and later contractor conversations all start here. It is free and does not need an account. It is a planning sketch — not a survey, not zoning, and not permission to build. If we do not have your city’s lot fabric yet, you still get a sample 80 × 130 ft yard so the question does not die.

Realtors

Buyers ask what they can do with a yard long before they ask for a survey. MyLotFit is a listing conversation tool, not a replacement for GeoWarehouse or your CMA.

You still need title, taxes, and a survey for the deal. We do not show ownership, sales history, or legal setbacks. What you get is a free, shareable picture of the yard so the showing is about the property, not a shrug.

Landscape designers and property professionals

For landscape designers, site consultants and other property professionals who need a fast first look — not a municipal planning application.

This is not zoning, an official community plan, or a permit set. Setbacks here are a uniform 8 ft sketch band, not the by-law. Use it to decide whether a measured site plan is worth starting — then do the real planning work in the tools you already trust.

Installers

Court, pool, deck, and outdoor-living companies lose days on lots that were never going to fit. A homeowner who already ran Show me what fits arrives with a candidate pad and a picture.

There is no installer marketplace yet. After a homeowner places something that fits, they can leave an email for quotes. Companies can join the waitlist now. We will not invent leads or sell a directory we do not have.

What none of you should use this for

Not a survey. Not a title search. Not a construction approval. Not a substitute for professional property records, a land registry, or the city’s zoning desk. The useful part is the shared picture — so the next professional conversation starts on the lot, not on a blank map.
